4 Things Every Home Sales Contract Should Have

Just signing the papers on a home sale isn't enough.

You should make sure these four are in that sales contract:

* EARNEST MONEY DEPOSIT PROTECTION. The contract should spell out exactly who will hold your earnest money -- your agent, a title company, escrow service, whatever. Never just hand your earnest money over to the sellers.

* SETTLEMENT/POSSESSION DATES. The exact dates you plan to settle on the sale and move in.
